North Tahoe Regional Advisory Council Meeting to Discuss Proposed 39 North Mixed-Use Project in Kings Beach

KINGS BEACH, CA (MPG) - Members of the public are invited to learn more and ask questions about the proposed 39 Degrees North mixed-use project in Kings Beach at the Feb. 12 North Tahoe Regional Advisory Council meeting. The meeting is scheduled to begin at 6 p.m. at the North Tahoe Event Center (8318 North Lake Boulevard) in Kings Beach.
North Tahoe Regional Advisory Council meetings are held as needed, based on the availability of planning or land-use items that fall within the scope of the council’s advisory role. These meetings follow Brown Act requirements, meaning they only convene when there are qualifying items on the agenda and a quorum of council members is present.
At Thursday’s council meeting, members and the public will hear a presentation on the 39 Degrees North project, a proposed mixed-use development in Kings Beach. The project includes lodging, commercial uses, market-rate townhomes and deed-restricted “achievable” apartments across two non-contiguous sites totaling 3.87 acres.
The mixed-use project site is located on North Lake Boulevard between Raccoon and Fox streets and includes the eastern portion of Salmon Avenue. The apartment site is located on the southeast corner of North Lake Boulevard and Chipmunk street.
Over the past 18 months, the project has been revised based on community feedback. Changes include reducing building height from six stories (75 feet) to four stories (56 feet), relocating the hotel entrance from North Lake Boulevard to Salmon Avenue and reducing the number of hotel units from 179 to 132.
The revised project also includes 38 condominiums and up to 64 deed-restricted workforce housing units, along with new community features such as a public conference space, pocket park, a new pedestrian path from Salmon Avenue to North Lake Boulevard, public art displays and street furniture.
